As Sir told in lecture, that prediction is off 2-3 months as we use 30 degree equal houses, hence calculating dasha factor on equal 30 based house gives event 2-3 months on/off. Sir also told in houses in JHORA to follow specific system of houses where you can predict exact event day and date. In recording that is not clear. Can someone help with that system of houses ?
